Profet is a valuation platform to build all 3 models for an appraisal - sales comparison, cost approach, and income approach. The income approach includes both long-term rental and short-term rental models. The sales comparison approach allows you to search MLS and public record comps, apply adjustments, and determine a value.

Comparable Search

Profet pulls data from 300+ MLSs every 15 minutes and prepares the data for use in valuation models. You can search by radius or draw your own polygons; you can cover multiple MLS areas in one single search. So, for example if you are searching in the Atlanta, GA area a single search will return both First MLS and Georgia MLS comparable sales or listings.

Adjustment Models

The platform includes multiple adjustment models that you can apply - paired sales, regression, and many more.

AI Native Platform

This is an AI native platform - meaning AI capabilities embedded everywhere in the system - automatic photo labeling, an appraiser co-pilot to help you perform common tasks or ask questions, automated comp search and comp selection to prefill your appraisal for you, and a lot more.

A la Mode TOTAL Software Integration

The platform is directly integrated into TOTAL Software. You can export a TDCX file from Profet and launch it open it in TOTAL Software to do your final checks and deliver the appraisal to your client.

Here's a typical workflow:

  1. You receive a new appraisal request from your client
  2. Launch Profet and build your appraisal
  3. Once you create the order in Profet, the system can auto-populate an initial appraisal for you including subject property data, comparables, and initial automated adjustments.
    1. It is your choice to make use of as much automation as you would like
  4. Complete your appraisal in Profet
  5. Export a TDCX file from Profet
  6. Double-click the TDCX file to open it in TOTAL and continue the remaining steps to deliver it to your client

    • Comparables are automatically scored for similarity - you can customize the similarity scoring
    • Filter the comps further by various features - pools, basements, fence, and many more
    • Add your comps if you don't find them in our search. Example: a recent FSBO sale not still reported via the county.
    • Apply adjustments - calculate multiple adjustment models.
    • Embedded Home Price Index - provides sale date adjustments
